An iconic urban campus
With a goal of creating a world-class life science campus, Trammell Crow enlisted Flad to assess six parcels of land for development and design of multiple facilities. Various options were studied during an initial site planning effort, resulting in a recommendation to combine multiple parcels for the construction of new laboratory, office, and amenity buildings, as well as a separate parking structure.
Once complete, the project will welcome automotive, bicycle, and pedestrian commuters to South San Francisco with the visibility of an iconic presence on the major transportation route, continuing the client's tradition of providing tenants with flexible, state-of-the-art technical spaces and world-class scientific workspace.
Designed to offer multiple levels of scale ranging from neighborhood to urban perspectives, the project includes a new 11-story, laboratory and office core and shell with a plaza entry and service yards, as well as a second five-story facility offering tenants additional laboratory and office space. A third building provides amenity space to support the tenants in the two laboratory/office facilities.
