Nexus on Grand Certified as LEED Gold
Nexus on Grand has officially achieved LEEDv4 BD+C Core & Shell Gold certification. Flad designed the campus, which features a five-story building offering state-of-the-art laboratory and office space as well as a three-story parking structure located in the heart of the South San Francisco life science research hub.
The 140,000-square-foot main building features a high-performance glass curtainwall façade and a 10-inch C.I. insulated roof. The project achieved 23% lighting energy savings by incorporating LED fixtures and advanced controls using both daylighting and occupancy sensors.
The safety requirements and air exchange rates for lab spaces create higher energy demands. However, Nexus will reduce operational energy use by 34.6% through the installation of both centrifugal chillers with a high-efficiency load curve and high-efficiency condensing boilers.
In addition, Nexus' central location encourages alternative transportation options. The site is a short walk from Caltrain stops and connected to adjacent life science campuses by a walkable rails-to-trails pathway. Short- and long-term bike parking, showers, and electric vehicle charging stations are also available on site.
The site takes advantage of a multiuse courtyard featuring native California plants. The landscape design reduces irrigation water use by 70%, and indoor plumbing fixtures were selected to reach a 35% reduction of indoor water use.
Over 15% of the materials utilized for the project were selected for environmentally preferable labels such as recycled content or FSC-certified wood. In addition, the construction team diverted 95% of the construction and demolition waste from landfills.
